What to expect when you build a pool with All American.

From the moment you meet your designer, each step is walked through with you. No two builds are identical, because designs and sites differ, but the order below holds. A personal project manager stays with the job from the first sketch, through the town meetings, to the first service visit after the new pool is filled.

“All American gave us a timeline of each step along the process, so we knew what to expect and when.”

The layout is settled on paper first, then staked out on your site before breaking ground.

  1. Initial Meeting

Call All American and you get more personal attention than you expect. Questions about the company and your pool are answered without rushing you off the phone or pressuring you into a commitment. After the conversation, the team may suggest a meeting at your home.

On site, you walk the property together to get a sense of your style, needs and overall vision. It is also the time to browse the portfolio and talk about design, budget and timing.

  2. Preliminary Design and Budget Planning

After the site visit, you receive a preliminary design plan that covers your functional and aesthetic needs while working inside the parameters of the site: building setbacks, wetland and conservation issues and any other restrictions on the property.

An estimate of costs and a project plan come with it.

  3. A Visit to the Showroom

The indoor showroom at 153 Dewey Street is a villa courtyard on the Amalfi coast of Italy. You see working examples of the craftsmanship, see and touch pool and spa features before choosing, and watch demonstrations of the latest computer technology and pool lighting.

The design is presented there, the costs are reviewed and the options for design elements and finishes are discussed.

  4. Design Development and Contract

A second meeting at your home covers any design revisions and presents the contract. The contracts are comprehensive, so this is the time to go through it in detail and ask every question before signing.

  5. Permitting

    2 to 8 weeks

Pool construction drawings go to your town officials with all the required permit applications and forms. Depending on the town, the health, wetland, conservation, planning and zoning, and building department officers each review the plans.

Be prepared for this stage to take 2 to 8 weeks before a permit is issued.

“They did all the permits with the town, saving us an unwanted hassle.”

    Kirk Shultz, Google review

  6. Pre-Construction Meeting

Before breaking ground, the team meets you on site and stakes out the outline of the pool or spa where it will go. Seeing it in the yard is one last chance to change the layout or the angle.

The construction schedule is gone over with you, and any special instructions about work on your site are noted.

  7. Construction

    About 45 days

The average length of construction is approximately forty-five days. It runs in seven phases, set out in the ledger below, from excavation through to the first service visit.

Seven phases, about 45 days in the ground

Construction begins after the permit is issued and the pre-construction meeting is done. This is the order the crew works in.

  1. Excavation

The dig follows the outline staked out at the pre-construction meeting.

  2. Steel

    Forming and steel

Forms go in and the steel goes in with them, in preparation for the concrete. All American ties half-inch rebar where 3/8 inch is the industry norm.

  3. Shell

    The concrete shell

The shell is applied under pressure from a 5000 to 6000 PSI mix. The Lifetime Structural Warranty covers it.

  4. Tile

    Tile, coping and terrace

Tile, coping and the terrace around the pool are set.

  5. Finish

    The pool finish

The interior finish is applied. Once the pool is plastered it is ready to be filled.

  6. Start-up

Once the pool is plastered it is filled with water and start-up begins. The service manager gives you an in-depth orientation on using and maintaining your new pool.

  7. Service

The Service Department, with its fleet of trucks and a warehouse stocked with chemicals and equipment, takes over. All American maintains over 90% of the pools it builds.

    Average build: about 45 days

One project manager from the first sketch to the service route

Your personal project manager carries the job from design through construction, and the duties below are the published list. The work continues through the pool maintenance the Service Department runs after start-up.

  • Permits and review boards

Acquires every permit the pool needs, and attends town, wetland, conservation and architectural review board meetings as necessary.

  • Design

Guides you through the initial design and planning of the pool.

  • Sequence

Plans the sequenced construction of the project.

  • Construction

Manages and coordinates all phases of construction.

  • After start-up

Manages and coordinates year-round maintenance once the pool is built.

  • Communication

Keeps in regular contact about progress, always taking time to listen to and answer your questions or concerns.

After start-up, the same company services the pool

A full cleaning and maintenance routine or an occasional visit, the service plan is built around what your pool needs. Pumps, heaters, chlorinators and filters carry a 3-Year Parts and Labor warranty, and the shell carries a Lifetime Structural Warranty. Conditions of both are available before you sign. The full specification sits on the new pool construction page, and finished yards are in the portfolio.
